EXCLUSIVE BUYER'S AGENCY                          

An Exclusive Buyer's Agency Agreement, much like a Listing Agreement is a contractual agreement setting forth the terms and conditions of the Agency between a REALTOR and the Buyer.

We take your home search very seriously and will leave no stone unturned toward finding you that perfect home. We will search all MLS properties, those for sale by the owner, those which have recently been pulled from the market that the owner may still be interested in selling, any given home that caught your eye and all homes offered by all our competition. In short we will pool every available resource we have into finding you a home that best meets your every want, need and budget.

Our Exclusive Buyer Agency Agreement outlines how we get paid and the amount. In this competitive market many sellers are offering REALTORS® huge bonuses as incentive to sell their home. Rest assured we will not try to persuade you to buy one of those homes just because of that incentive. In fact, anything offered to us over and above the remuneration stated in our Exclusive Buyers Agency with you will be credited back to you.

Another common practice in this market are what we call "mere postings". A mere posting is a listing placed on the Multiple Listing System which offers selling agents little or no remuneration. Generally this is an invitation to negotiate commissions as well as price. Rest assured that we are good at both witht he prime objective being getting you the most house for the least cost.

Our initial consultations are always provided at no charge or obligation to you. We want you to get to know us and how we work just as we want to gain a good understanding of your objectives and expectations. After we have determined that we are a good fit for one another we will then review this important agreement and all the benefits it assures you.
